💰Rent increase rules

Under the Model Tenancy Act 2021, rent can only be increased with 3 months written notice. Any increase must be agreed in the tenancy agreement or mutually negotiated. State-specific rent control acts may apply additional restrictions.

🏠Eviction — what's legal

Landlords must give a minimum of 2 months written notice to vacate. Self-help eviction (changing locks, removing belongings) is illegal and a criminal offence under the IPC.

🔑Landlord entry rights

Landlords must give at least 24 hours written notice before entering the property. Emergency entry is only permitted for genuine emergencies.

💵Security deposit rules

Security deposits are typically capped at 2 months rent under MTA 2021. Must be returned within 1 month of vacating after deducting legitimate damages.
